Tantum is Latin for "once only" — it means a single, one-time flat fee covering the entire service, with no recurring charges. The current tantum offer of €5,000 (down from €6,000) saves you €1,000 and is available for a limited period. Once you sign and pay Milestone 1, your fee is locked in at that rate.
Standard POP covers properties up to €200,000 with a €3,000 fee, focused on primary residence purchases. Holiday Homes extends the ceiling to €300,000, adds a specialist search across Italy's top leisure destinations, and includes a premium concierge layer — the 50/50 milestone structure remains the same in both.
Yes, if your verified savings reach at least 20% of the target property value. Banks4All's NIB (Non-Interest Banking) service offers a Sharia-compliant route through a Partnership, Rent-to-Buy, or Direct Instalment arrangement. Your consultant will assess your eligibility during the discovery call and explain exactly how it works.
If Banks4All is unable to complete the process for any reason on our side, the second €2,500 milestone is fully refunded. You never pay the final milestone until you receive your keys. Note: if the process stalls because a client does not provide required documents or does not select a property within the service period, continuation may involve a licensed agency with additional fees.
No. We serve international buyers and non-residents regularly. Viewings can be arranged virtually, and all documentation is prepared and explained in your preferred language. You will need to be present — or formally represented by a proxy — at the notary signing. Your consultant will advise on the right approach for your situation.
Yes. The Banks4All fee covers the service itself. Separately, you will pay Italian registration tax (2% for a prima casa, 9% for a seconda casa), notary fees (approximately €3,000 average), and mortgage interest if you are financing. However, the €5,000 replaces both estate agent commission and any broker fee — which alone can reach €10,000–€15,000 on a €250,000 property.
