The standard Banks4All Commercial Property service is priced at €10,000, reflecting the additional due diligence, commercial finance complexity, and specialist legal work involved in commercial transactions. The €5,000 offer price is a limited-period promotional rate. Once you sign your service agreement, your rate is locked in at the offer price.
Yes. Change-of-use (cambio di destinazione d'uso) from commercial to residential is one of the three primary use cases for this service. Your consultant will assess feasibility based on the property's cadastral category, local urban planning rules (piano regolatore), and municipal requirements before you commit. This due diligence is included in the service fee.
Yes, subject to eligibility. NIB financing requires verified savings of at least 20% of the target property value. Your consultant will assess this during the discovery call. The NIB structure for commercial properties is delivered through a Partnership or Direct Instalment arrangement, reviewed by Banks4All's specialist team.
Our commercial due diligence includes: cadastral classification and category check, permitted use verification (to confirm the property can legally be used for your intended purpose), urban planning compliance review, building regulation status, any outstanding charges or encumbrances on the property, and basic structural condition assessment. If change-of-use is intended, we also review feasibility under local planning rules.
If Banks4All is unable to complete for any reason on our side, the second €2,500 milestone is fully refunded. You only pay the final milestone when you receive your keys. If the process stalls because you do not provide required documents or do not select a property within the service period, continuation may involve a licensed agency with additional fees applying.
Yes. The Banks4All fee covers the service. Separately, you will pay Italian registration tax on the commercial property (rates vary by category and use), notary fees (approximately €3,000–€5,000 for commercial transactions), and any mortgage interest if financing. However, the €5,000 replaces commercial agent commissions on both sides — which on a €400,000 property can reach €20,000 or more.
